Select as many of the following grounds as are relevant to your Eviction Notice.
Select if the landlord intends to live in the property as their only or principal home.
Select if the landlord intends to sell the property.
Select if the property is part of a Rent to Buy scheme, you have given the tenant the opportunity to purchase the property at the end of the agreed period, and that period has now ended without the tenant choosing to buy. You can only use this ground if you are a Private Registered Provider (PRP) of social housing.
Select if the property is subject to a mortgage and the lender wishes to repossess the property.
Select if the superior lease is ending within 12 months and you are an agricultural landlord, rent out supported accommodation, represent a company that council owns half of or more, or are a PRP of social housing.
Select if the lease is not going to be extended, has ended or will end within 12 months. You can only use this ground if the lease was for a fixed term of over 21 years.
Select if the superior lease ends and the landlord under that superior lease can become your tenant’s landlord. This ground is only available if the original landlord rented out the property under an assured tenancy and you were an agricultural landlord, providing supported accommodation, a company that the council owns half of or more, or a PRP of social housing.
Select if, after a superior lease ends, the freeholder referred to as a ‘superior landlord’ can become your tenant’s direct landlord. This ground can only be used if the lease was for a fixed term of over 21 years and has expired. The superior landlord or freeholder will have up to 6 months, from the date the lease reverted to them to apply to court using this ground.
Select if the tenancy is a student letting that was previously let by an educational establishment to students.
Select if your HMO is let to full-time students and is needed for a new group of students in line with the academic year between 1 June and 30 September.
